What does my auction process do for the home seller?
I put the property under contract in 'As-Is' condition. I then market the contract to my list of over 3,500 investors from all around the world. These investors have the option to purchase the contract right away or wait until it goes to auction.
OK, what makes the your process different than other "cash buyers"?
A few things, but the major thing is, once I assign the contract, I give 100% of the sale price of the assignment back to the original seller. The original seller does not pay ANY fees whatsoever. I get my assignment fee through the winning bidder or 'Buy it Now' buyer. This process is win-win.
I am in business to provide a needed service for property owners, but this service must be win-win. If you don't mind losing more of your equity than necessary by all means go to a different cash buyer. But before you do that, you may want to pull the curtain back HERE.

So, how does the auction process work?
I place the subject property under contract then assign that contract to an investor through the auction process or through a simple "buy it now" process. I take a 5% buyers premium (assignment fee) paid for by the winning bidder or buyer.
Example: Property owner sells property to me for $250,000 and I assign the contract using the auction or "buy it now" process for $300,000. The original seller receives the full $300,000 and I get a 5% buyers premium (assignment fee) from the buyer.
ALL the Other Guys: Property owner sells property to the other guys for $250,000. The other guys find a buyer for the contract for $300,000. The other guys pocket everything over $250,000. You just lost $50,000 of you hard earned equity.
