How it Works

I'm sure you’ve seen a bunch of similar websites, or gotten some mailers from other companies / buyers claiming they will buy your house for cash, and that you can sell your house fast to them. Since you’re reading the “How it works” section, I’m assuming that like most of our sellers, you’re probably still wondering… 

 

How does this whole “we buy houses cash” process REALLY work? It can’t be that simple, can it?

Well, in short, yes, selling your home fast for cash is a very simple and easy process – for YOU.  For me, it’s a little different story.  There’s a lot of work that goes on in the background on my end, to make sure that the home selling experience goes smoothly and easily for you. 

 

Well, that doesn’t really answer my question….

 

Yeah, I know.  That’s why below I'll give a clear, straightforward & simple explanation of how my cash house buying process works from beginning to end, and what you can expect to happen if you decide to reach out to me.  Keep in mind that selling your house fast for cash may not be the best option for you.  Please read below to fully educate yourself on how the process works, so that you can make a well informed decision when it comes to selling your house. 

 

What info will you need from me?
Ok, so you decide to reach out to me.  What happens then? If you contact me during business hours (10:00 a.m. – 6:00 p.m.) SEVEN days a week, I will either pick up the call, or call you right back.  The call only takes a few minutes.  I will ask you for some basic info about your property, listen to your needs, answer any questions you may have, and offer guidance and recommendations to assist you in your house selling journey, even if that means I'm not the best option for you.
 

Do I get my cash offer right away on the phone?

The short answer is no…  I do not give the exact offer over the phone right away.  I do, however, give you a soft offer within 3 hours (call) / 12 hours (form).  This soft offer is the absolute lowest my offer will ever go.  Once I do the walk thru, the Hard offer will be given within 3 hours.  The Hard offer will always be equal or higher than the soft offer.  It will NEVER be lower.
 

Why not? I know other “We Buy Houses” companies give an offer right away over the phone, or promise to give you a cash offer for your home within 7 minutes!

Well, the problem with that is that most of these companies will just give you a bogus inflated offer, try to lock you up in a contract, and then use an “inspection report” to ask you for a huge price reduction at the end of their inspection period.  I’ve seen this tactic used A LOT of times by many investors in our market, and I hate it!  I hate that it gives this profession such a bad reputation, and the pure dishonesty that goes with it. 

 

I do the opposite.  I give you a soft offer immediately.  After the walk thru my offer can only go HIGHER.  During the walk thru I check the foundation, roof, flooring, condition of appliances and hardware, plumbing, electricity and HVAC.  If they are in good to great condition my soft offer can increase dramatically.

1. The “After Repair Value” (ARV) of the property

This is what the property will be worth on the open market after I finish renovating it.  From this value, I deduct the costs detailed below to arrive at the standard cash offer amount.

2. Cost of Renovations (COR)

In order for me to maximize the value of the property, I need to renovate it and make it look like it’s brand new.

3. My Selling Costs

This is what it would cost me to resell the property after I buy it from you.  Although you don’t get charged Realtor commissions or closing costs when I buy it from you, I, on the other hand, have to pay those costs when I resell the property.  I also have to pay holding costs such as taxes, insurance, HOA fees etc. My selling costs usually come up to about 10% of the resale price, or the ARV.

4. My Required Profit

My 7 Steps

Step 1:  Receive Soft Offer - estimated time frame:  1 - 6 hours.

Step 2:  Walk Through - estimated time frame:  within 24 hours.
Once you have received your soft offer the next step is to set up an appointment for a quick walk through.  This is the most important step, as it allows me to see the overall condition so I can offer you a very fair cash hard offer for your home.

 Step 3:  The Hard Offer -  estimated time frame:  1 - 3 hours after walk through.
After the walk through I will return to the office and crunch some numbers.  You will receive a hard cash offer the same day of the walk through.  This hard offer stands for 24 hours.  Once the offer is accepted, we sign the contract, I open title and start the title and lien search.

Step 4:  Title Search Review - estimated time frame:  1 day to 2 weeks.
Here’s where I conduct the title and lien searches that the title company provides.  If anything comes back on those searches that needs to be addressed, I will contact you to determine the next steps.  Sellers find me to be very creative and able to find a solution for almost any title/lien problem!  Length to complete is determined by many factors.  Each situation is different.

Step 5:  You get paid - estimated time frame:  1 - 7 days.
Steps 1 though 3 can all be done in less than 24 hours.  Once the offer is accepted, I open escrow (title) and you get your cash when title search is done.  Escrow normally takes 3 to 10 business days. But I can do it in 1 - 2 business days if necessary.

NOTE: Properties in DEFAULT normally take 7 - 14 business days to close.

Step 6:  Your New Home.
